New House

So we are soon to be homeowners!!! Garry and I are both very excited. As is Carson, his official count down includes all in the same week, finishing school, having a new baby sister, and moving to our new house. We have him talked down to 6 weeks, but he keeps getting it confused thinking it should only be 6 days. He can hardly wait to have a big back yard of his own to play in.

We have been been very lucky and pretty blessed. I have been scoping out quite a few houses online in the area, and this one I had looked at, and then it went off the market because they had potential buyers, and suddenly came back on the market. So I told Garry I wanted to go look at it. We had already been in contact with a loan officer, and had been pre-approved for a loan, but he told us we were going to have to come up with 3.5% of the total home purchase as a down payment. While we had a little bit of money saved, we certainly didn't have 3.5% to put toward a down payment. One of the options the loan officer had told us about was a rural home loan program through the USDA. If we happened to find a house that was in one of these "rural" areas then we would be able to finance 100% of the home loan. We figured we would probably be able to save the 3.5% for the down payment by the end of the summer, but we really wanted to be into something before our baby came.

We found out that this house qualified for the USDA rural home loan, and even after looking at several other houses, really for the overall package liked this one the best. So we made an offer, and then after just a bit of negotiation with the sellers, signed the papers. We had our home inspection on Wednesday of this week, and for the most part things look pretty good, we're hoping to have things wrapped up pretty soon.

However, one of the downsides is that it takes longer with processing on the USDA loans, so we had to push our closing date back just a bit. Our baby is due June 22, and we are supposed to close on our house June 24. We're really hoping that things move a little quicker(on the house end, not the baby end), but I guess we'll see!!!

Here are some pictures.

The living room, while I love the photo stitch software I have, I wasn't thinking when I took this that I would stitch it together so it's a little funky, but you get the idea.

The main bathroom, while the tub is not huge, it is fairly deep, and has some jets. Garry is pretty excited about that!!

The kitchen and pantry area. While there are not a huge amount of cabinets, all of the counters have been redone, and there is a huge pantry, so that will be very nice!!!

Carson like I said is most excited about the huge back yard, we're hoping to get a swing set at some point in the summer, so that will make for some fun play time!!
We are trying to have faith that every thing will just continue to go as smoothly as it has, and would love to have a "house-warming, baby-welcoming" party in July.

Looks good. I'm happy for you guys. June 24th is my birthday...good day to have a baby and close on a house (although I hope you close on the house AND have the baby a little early). Good Luck! We have been looking into the rural things as well. We'll have to get some more details from you.
